In a significant urban redevelopment project, the century-old Kroehler mansion in Naperville is undergoing a luxurious transformation into an upscale residential complex. The ambitious venture, led by DJK Custom Homes, aims to blend historical preservation with modern living. Currently 60% complete, the project is set to wrap up within the next few years. This development not only preserves a piece of Naperville’s history but also introduces 41 luxury rowhouses to the city’s historic district.

A New Chapter for a Historic Landmark

In the heart of Naperville’s Historic District, situated between School Street and Franklin Avenue, lies the once-grand Kroehler mansion. Built in the early 20th century by furniture magnate Peter E. Kroehler, this iconic structure has seen multiple transformations over the decades. From serving as a residence hall for North Central College to being leased and later owned by Little Friends, a social service agency, the mansion faced potential demolition in recent years. However, thanks to community efforts and a compromise with the city, it now stands poised for a new life as part of the Heritage Place development.

DJK Custom Homes, a local firm, is spearheading the project, which includes both renovations and new constructions. The mansion itself will be converted into two luxurious units, each featuring unique amenities such as speakeasy-themed basements and elevators. Meanwhile, the surrounding area will house 39 additional rowhouses, offering spacious living areas ranging from 3,705 to 4,900 square feet, complete with rooftop entertainment decks and customizable features.

The project, which began in 2021, has already seen significant progress. Twenty-one units have been sold, with closing prices ranging from $1.5 million to $3.5 million. Construction on the mansion units is expected to commence shortly after receiving the necessary permits, with plans to launch these exclusive residences on the market by July 2023.
