2025-05-08

In preparation for the upcoming farmland auctions in Iowa, the Successful Farming team has conducted an analysis indicating that over 1,300 acres will be put up for sale in various formats across 12 counties. The auctions range from smaller parcels of under 100 acres to larger tracts exceeding 150 acres. This report highlights key details regarding these sales, including notable features of the land and expectations from brokers.

Among the most significant events is the auction in Keokuk County, where two parcels totaling 151.88 acres will be sold through a sealed bid process managed by Hertz Farm Management on behalf of Strohman Family Farms LLC. Both parcels are leased until the end of the 2025 crop year, offering buyers a cash rent credit upon closing.

Meanwhile, Crawford County will see an online-only auction of nearly 150 acres scheduled for May 29th. Managed by the Iowa Land Company, this sale represents a rare opportunity in an area where land ownership has been relatively stable over the past decade. Broker Matt Skinner anticipates strong interest, noting the potential involvement of both local farmers and regional investors seeking long-term agricultural assets.

The tract in question consists of 142.38 cropland acres with a CSR2 rating of 73, primarily featuring Marshall and Judson soils. Current leasing arrangements ensure that the buyer will receive a prorated cash rent credit of $32,975 at closing. Additionally, data-driven insights provided by Landwise Analytica reveal impressive historical yields, suggesting high productivity potential.

Beyond these primary auctions, additional sales throughout Iowa will offer diverse options, including properties enrolled in CRP programs and others suited for development due to existing utilities nearby. These opportunities reflect the dynamic nature of Iowa's agricultural landscape and its evolving market trends.

A series of farmland auctions set to take place in May 2025 across Iowa promises exciting prospects for prospective buyers. With varied methods of sale and differing parcel sizes, each auction presents unique characteristics appealing to different types of investors. As these transactions unfold, they underscore the ongoing vitality and adaptability within Iowa's agricultural sector.
