In a significant development for the region, the East Montgomery County Improvement District (EMCID) has successfully secured over $159 million in sales tax revenue bonds to fund the construction of an impressive 210,000 square-foot convention center and an attached parking garage with 813 spaces. Located at Valley Ranch Town Center in New Caney, Texas, this state-of-the-art facility promises to transform the local event landscape. Designed by Helman Hurley Charvat Peacock/Architects, Inc., the venue will feature extensive ballroom and meeting areas, along with outdoor courtyards. Construction of Major Conference Venue Set to Begin in New Caney

In the heart of New Caney, Texas, the Valley Ranch Town Center is poised to welcome a new landmark—a sprawling 210,000 square-foot convention center. This ambitious project, spearheaded by the East Montgomery County Improvement District (EMCID), marks a pivotal moment for the community. With over $159 million in sales tax revenue bonds secured, the facility will boast a grand ballroom spanning 55,000 square feet, nearly 20,000 square feet of versatile meeting space, and approximately 25,000 square feet dedicated to pre-function and lobby areas. Outdoor courtyards will provide additional venues for events, making it suitable for corporate gatherings, trade shows, youth sporting events, and private celebrations alike. The design, crafted by Helman Hurley Charvat Peacock/Architects, Inc., incorporates elements from leading conference centers while ensuring functionality and elegance.

The Board of Directors chose SpawGlass as the Construction Manager at Risk, emphasizing their commitment to utilizing local subcontractors whenever possible. Construction is slated to begin in January, with the facility expected to open its doors within the next few years. Frank McCrady, President and CEO of EMCID, highlighted the meticulous planning that went into the project. Collaborations with architects, engineers, research groups, and the Signorelli Company ensured the center’s strategic location and nearby amenities would draw visitors and spur the development of additional restaurants and retail outlets. Already, the Board has approved entertainment projects like Lumos Social near the convention center and is in discussions with several high-end restaurant brands, demonstrating the growing interest in the area due to the new facility.

Since 2021, the Board has been conducting due diligence, studying various conference centers and engaging Hunden Strategic Partners for market analysis and feasibility studies. Hunden's comprehensive economic, demographic, and tourism assessments revealed a significant demand for multi-use spaces in the greater Houston area, particularly for flat-floor events and court sports. The study projected that over the next 30 years, the project could generate nearly $1.73 billion in net new spending within the district boundaries, $775 million in net new earnings, and create more than 500 direct and indirect full-time equivalent jobs. Additionally, the project is expected to contribute about $35.1 million in sales, hotel, and venue taxes to the district.
